I have a 5 unit apartment at 633 E. 41st Street, Los Angeles CA. The rent on 4 of the units total of $xxxx for all 4 units. And the rent for the 5 Unit is $xxxx. Therefore the Total Rents received on all 5 units is $xxxx. But, I am replacing my current manager with a new property manager who has a real estate license who can properly manage all 5 units at the lowest cost possible. I also needs a property manager who can speak spanish as well since my tenants are Hispanics. The Compensation for managing it is 4% of total rents collected. So, if the total rents is $xxxx, your compensation per month is $200. The tenants i have there are very good tenants and all of them usually pay by the 3rd of the month. In addition, your compensation for leasing a vacancy or putting a new tenant in the Apartment is a one-time fee of 40 percent of one month's rent. You have to be reliable, economical, and trustworthy. Moreover, your duties for managing the property includes rent collections, bank deposits, receipt distribution, generating and serving three day notices to pay or quit, eviction proceedings, tenant screening (verifying application information and running credit checks), preparing rental agreement documentation, tracking timely vacancy turn around, fielding maintenance requests, scheduling with in house maintenance staff and outside vendors, attending to general tenant relations. In addition to work experience, you must be responsible, organized, trustworthy, and diligent about getting work done for the LOWEST and CHEAPEST price possible.
